LGS framing is used widely for interior office buildouts, retail spaces, restaurants, hotels, hospitality, etc. and is commonly used in conjunction with other building methods like hot rolled steel or concrete.

MultiFamily

Our specialty, large multifamily developments of repetitive unit types. Whether it is townhouse, apartment, duplex, or mixed use style projects, prefabricated LGS is our entirely structural solution for projects up to 4 stories.

Tiny Homes

Repetitive models like tiny homes and ADU's are perfect for Wolf's prefabricated LGS framing system. These builds are quickly and accurately produced the same every time.

Modular

Modular style prefabrication saves clients time and money, for instance, a bathroom module consisting of floor, wall, and ceiling framing delivered to a client for a finished garage unit.

Single Family

Wolf has begun its first luxury single family home project on Davis Island. The precision of LGS framing allows for level 5 finishes and minimal downstream maintenance costs which widely appeals to homeowners.

Our Process

Here is the step by step to working with Wolf as your architect, designer, material supplier, installer, or GC.

If you are not very familiar with the development process, we hope this overview provides some clarity and we want to assure you that we are with you every step of the way.

The earlier we are involved, and the larger our scope, the more efficient the process becomes. It is easier for Wolf to leverage our predesign methodology early to speed up downstream processes. However, we can step in at any point and help you achieve efficiencies with any portion of the process. Step 1) Architecture and Design

Getting started with the floor plan and design.

Architecture

Wolf offers architecture services separately or in conjunction with our prefabricated framing systems. If you are just looking for architecture help on a building designed of non-LGS products, we can take on that scope too.

Design

If you are looking for interior design, product selection, photo renderings, or other design services our team can do that too. As a vertically integrated company we pride ourselves on being skilled in every facet of the preconstruction process and have designed a wide spectrum of projects around Tampa Bay.

Landscape

Wolf works with landscape design architects to tackle design work that happens outside the framed space.

When considering the appeal to future residents, owners, or investors, Wolf considers all space a valuable asset that requires attention to detail.

Step 2) Engineering

The structural analysis of your building's foundation and framing system.

Foundations

Wolf works with structural engineers who are familiar with LGS systems, however they can also take on the concrete portion of your project to provide a fully engineered structural shell.

Because they are familiar with Wolf's LGS products they are able to efficiently engineer other systems to work jointly and provide an affordable and structurally sound build.

Framing Systems

Our engineering friends can specifically design your projects for our systems, or Wolf can work with your engineer of choice to ensure that our framing systems work exactly the way your projects need it to.

We offer specifications on our framing members, structural connection details specific to our process, and input into the way we have engineered our jobs in the past to achieve efficient prefabrication results.

Step 3) Permitting

Ensuring that the project is in compliance with local codes and regulations, and gaining approval to begin work.

Local Codes and Regulations

Many different states, or even counties and neighborhoods within those states, have different requirements for the types of structures that are allowed to be built or modified and for the framing and MEP systems within those structures.

For example, only specific neighborhood within the city of Tampa allow for Accessory Dwelling Units to be built on your site. We suggest you as the homeowner or developer does the necessary research to determine if the project you have in mind is feasible for your location. If you need help, we can point you in the right direction or our architecture team can take on your project to ensure that your plans meet local requirements.

Permit Submittals to The Local Governing Entity

Governmental review of plan submissions can me timely and cumbersome. The delays in granting permits for work to be performed can significantly delay projects past the projected start dates. Because of this, it is important to have an architect knowledgeable in the types of buildings you are planning to build and the local codes and requirements that affect those buildings.

Step 4) Prefab / Material Supply

Wolf can act solely as your building materials supplier or take on more of the scope of your project.

Prefabricated LGS Material Supply

Our fabrication facility, located in Tampa, FL, is on standby to produce efficient prefabricated light gauge steel framing components for your projects. We can act solely as the material supplier for the LGS framing products in your building, or we can take on a larger portion of the work. See our assortment of in house products here. We compare our prefabricated products to stick framed steel, only half of the work is done in advance, yielding maximum efficiencies and minimal downstream rework, saving the customer time and money. We also suggest thinking of it as a simple replacement to a wood framed structure, only there are endless speed, dimensional, and other quality benefits by converting the framing members to steel. Once your building is designed in our framing programs we can offer 3D framing models and detailed shop drawings of your panelized frames. The files then get sent to our machines to be precisely rolled, cut, punched, and then assembled into the wall, floor, or roof sections that can be shipped to your site.

Other Building Materials

In addition to prefabricated LGS framing, Wolf offers prefabricated or commodity material supply for many of the products included in your building. Our goal is to help you achieve your builds in the most efficient way, and taking on larger scopes and combining prefabricated products into one install helps to achieve that.

Step 5) Installation

Wolf Contracted Solely as an Installer

We offer installation services of our prefabricated framing systems and other products that we supply. We partner with installers who are fast and have worked with and understand the efficiency of Wolf's LGS systems, consistently achieving level 5 finishes. As of now, installation can be included with the quote of our products and contracted separately through our installer, or we can exclude install entirely and offer visits as needed to assist with the installation of our systems.

Our general contracting partners are familiar with our systems and work diligently to provide an efficient building product for our customers.
